Following a full fact find, I can help you buy the right types of investment properties for your needs and pretty much do it all for you.

I will search for investment properties for you to save you time and money. I will endeavor to source properties for you at the best price possible using my local property knowledge. I will then help you with everything required to legally acquire the property, to refurbish the property and to then rent and manage the property using systems I use every day.

Property Sourcing Service

Currently, sourcing of suitable properties is only undertaken in the mentor’s geographical area.The costs are dependent on the scope of support required and are shown below [e.g. Sourcing (S), Sourcing + Management of Project Refurbishment (SR), or SR + Tenant Placement (SRT)]

  • Property Sourcing:

    • Sourced via Estate Agents: "A report of the property including price comparables, tenant demand, Yield analysis, ROI analysis will be provided: £1500 finders fee"

    • Sourced Directly from Seller: "A report of the property as above PLUS a RICS valuation where a minimum discount of 20% below an independent RICS valuation can be achieved: £4000 finders fee"

  • Property Project Management:10% of refurbishment costs

  • Tenant Find:£995 (advanced LHA ONLY) but only available as part of Property Sourcing

  • Property Management (if required) The property can be managed by ourselves (10% for full management); we also have agents in place who can offer full management
